Falls Village Townhomes - News

Raleigh's evolution from rural to urban has been rapid, and the strong economic growth experienced in the recent past has led to a higher standard of living than in most of other U.S. urban areas. Today, Raleigh ranks as one of the more affluent metropolitan areas in the state.

The North Raleigh neighborhoods have become synonymous with affluence and an executive lifestyle. One new addition to the area stands out - The Falls Village Townhomes. This luxury townhome development is the result of collaboration between Atlanta based developer BVT, local award-winning builder Tuscany Construction Group - known for high-end homes throughout Raleigh - and is targeting a niche market they felt was underserved in the area.

The Falls Village Townhomes introduces executive townhomes to an area where detached single family homes - off major roads and with large yards - have long been the standard. This project was designed to integrate the upscale appointments sophisticated buyers desire with an "ease of use" element. Tucked behind the Falls Village Shopping Center on Falls of the Neuse Road, Falls Village Townhomes caters to buyers looking for executive style homes without adding to their commute or taking on the maintenance that comes with life in a traditional suburban neighborhood.

BVT, an original partner in the re-development of the Falls Village Shopping Center, retained the land where the townhomes are currently being built with a vision of some day incorporating a residential element to the growing area. BVT enlisted local architect Andrew Iatridis to develop the upscale, urban design with a goal of integrating executive styling while maintaining the feeling of connection to the surrounding nature and community. This was accomplished by designing Falls Village Townhomes around a central courtyard and giving each unit a combination of porches or decks from which to enjoy it.

"We are very proud to see how well the concept of urban living in a quiet atmosphere next to a community center is perceived," said Shervin Tahsilli, President and CEO of Tuscany Construction. "During this Fall's annual Parade of Homes, over 800 People visited Falls Village. The judges awarded a "Special Feature Award" for Kitchen design and creative use of materials."

In recent years many cities have seen a shift in society as more people move closer into urban areas in an attempt to have more access to dining, entertainment and shopping. For many, the main option, until now, had been apartments. Starting in the mid-$300s, the Falls Village Townhomes are designed to appeal to these potential buyers by offering spacious three-bedroom, two-and-a-half bath floorplans, each with a two-car garage and attached two-car carport. Hardwood and tile floors, granite and marble countertops, and stainless steel appliances are all standard appointments; and buyers are offered many choices of finish for other items. They also have the option to upgrade many other aspects of their townhome by choosing items like wine bar or built-in surround system. Michael Sauer, Senior Vice President of BVT added "BVT is currently providing Falls Village Townhomes buyers with a one-year complimentary membership to Club O2 Fitness, located in the adjacent shopping center."

Fonville Morisey Realty has been retained to market and sell the Falls Village Townhomes. Currently, the Falls Village model home and sales office are open Wed-Sat 11-6 and Sun 1-6. The first 3 buildings are complete and they anticipate having more new homeowners in the community by Spring. New owners already moved in. Pre-selling of units is underway.
